Delta is really three different markets wearing one name, and building here means knowing which one you're in. Tsawwassen sits oceanside, with heavy wind, salt in the air, and premium homes where the finish has to match the house. Ladner is rural and flat, with large lots where drainage is the first problem to solve, not the last. North Delta is denser and more built-up, with more mid-size jobs on standard suburban lots. The material and the approach change across all three.
In Tsawwassen we build to coastal spec: corrosion-resistant edge restraints, polymeric jointing sand that won't wash out in the wind, and salt-tolerant paver lines, with slip-rated surfaces on anything around a pool. In Ladner the build is drainage-first. On flat, rural lots water tends to sit, so we put French drains or swales in before the pavers and grade the surface to move water off it rather than trapping it underneath. In North Delta the work is more straightforward mid-size hardscape, driveways and patios and walkways on lots that don't fight us, where the base spec and the edge detail still decide how long it lasts.

On these lots we build in French drains or swales before the pavers go down and grade the surface to move water off it, so it drains instead of pooling underneath and softening the base. We'd rather solve the drainage first than watch a good-looking patio sink a few winters in.
- Can you build a pool deck in Tsawwassen?
